Every landlord knows that a happy tenant is a paying tenant. But making your tenant happy doesn’t mean bringing them out for a candle light dinner. Try these simple steps instead:
1/ Set your expectations early
Managing the expectations of our tenant is important. They won’t be too happy if we promise them the sky but give them the ground instead.
From the onset, list down the rules of the house and communicate it to them verbally and in black and white. Rarely do people read through the entire tenancy agreement.
But they may blame the landlord for not communicating the rules even though it has been explicitly written. No pets in the house? Your boyfriend can’t stay overnight? We love durians but not here? Tell them.
2/ No money, no honey?
As a landlord, we often get frustrated when our tenants fail to cough up their rent on time. Instead of banging on their doors, lend them a sympathetic ear instead.
Everyone is fighting an invisible battle that they do not talk about. Listen to their problems and if it is a valid one, have a heart and give them some extension.
When people know you genuinely care, they become more cooperative. That translates to less property damage and a higher possibility of recovering your rent.
3/ Done, Differently, Definitely
If every landlord in town hangs a “No Pets Allowed” sign outside their unit, then be different by allowing pets instead. This is one sure way to stand out among the crowd. But be prepared to clean up after.
Should your rental unit be near a university, then having a quiet, peaceful room will certainly win you happy points from your tenants. The idea is to study your demography and cater to their needs.
